Dwellsy launches “Feels Right by Dwellsy IQ,” a new rent data division offering lagged estimates, survey-weighted averages, and optimism-adjusted rents.
LOS ALTOS, CA, UNITED STATES, April 1, 2026 /EINPresswire.com/ — Dwellsy, the rental marketplace and data platform best known as the only source of accurate, real-time rent data in the U.S., today announced the launch of a bold new line of business: Feels Right by Dwellsy IQ™.
The new offering is designed to serve a long-standing and surprisingly resilient segment of the real estate market that prefers rent data the way it’s always been — inconsistent, incomplete, and occasionally baffling.
“For years, we’ve been obsessed with accuracy,” said Jonas Bordo, Founder and CEO of Dwellsy. “We ingest millions of listings directly from the systems of record of property managers, owners, and operators. We deduplicate, normalize, timestamp, and validate everything. And yet, despite all that effort, a large part of the market continues to rely on rent data that is… let’s call it aspirational.”
With Feels Right by Dwellsy IQ™, Dwellsy will intentionally source rent estimates using traditional industry techniques, including large-scale scraping, outdated surveys, anonymous tip jars, and random guesses where no data exists.
“This is about giving people what they want,” Bordo added. “Henry Ford always said that when he asked his customers what they wanted, they wanted a faster horse. And that’s why—and most people don’t know this—he went into the horse business after starting a car company. Here at Dwellsy, we know the market has long relied on incorrect rent data to keep things interesting when making billion-dollar investments. And since we haven’t yet been able to sell everyone on using accurate rent data, we figured there was clearly a place in the market for incorrect rent data.”
According to Dwellsy, the new division will feature several familiar product tiers, including:
– Lagged Estimates™ — Rent data updated quarterly, from last year, not this year
– Survey-Weighted Averages™ — Powered by a statistically questionable number of respondents who once listed an apartment “somewhere near there”
– Optimism-Adjusted Rents™ — Prices based on what owners feel the market should be doing
– Scrape & Pray™ — An enterprise-grade solution built entirely on hope
Feels Right by Dwellsy IQ™ will also introduce new confidence-boosting metrics such as “Directional Accuracy,” the “Close Enough Index,” and, of course, “Feels Right to Me,” which is expected to be the most highly valued offering.
Early beta customers have already responded positively.
“We were worried when Dwellsy kept insisting on reality,” said one anonymous institutional investor. “Sometimes you just want numbers that support your model. With these numbers, I’ll finally be able to get that deal with my brother-in-law approved.”
The legal community has also welcomed the announcement.
“What’s nice about this is that I was starting to worry about my job in the age of AI,” said a real estate attorney who asked not to be named. “But with this new product, there’s going to be a lot more business for lawyers everywhere. Ambiguous inputs, black boxes that might have confidential information, inconsistent assumptions, conflicting conclusions — that’s not a bug. That’s billable hours.”
Dwellsy emphasized that its core suite of accurate rent data products, marketed under the Dwellsy IQ™ brand, will remain available, reliable, and grounded in reality — for customers who insist on that sort of thing.
“We’re not abandoning accuracy,” Bordo clarified. “We’re just diversifying into fiction.”
Feels Right by Dwellsy IQ™ division is expected to launch immediately, retroactively, and possibly last updated sometime in 2023.
